Site Inspections

Upon initial engagement, your proposed site will need to be inspected and docmuented.

Design service with 3D images

Arc21 provides full design services, including sketch plans, CAD drawings and 3D images of the proposed work.

Documentation

An important part of the design and build process is documentation for pricing, building approval  and construction.

Liaison with consultants

During the process, Arc21 will liaise with multiple key stakeholders, including builders, town planners, structural engineers and energy assessors.

Lodging of applications

This includes building applications with Building certifier.

Liaison with local authorities

Councils etc.

WHAT’S THE PROCESS?

Initial Contact

Please give Arc21 a call or send an email to discuss your project.

Kickoff Meeting

After the initial contact, a meeting will be scheduled discuss your project (preferably at the site of the proposed work). At this meeting we will discuss your hopes, requirements, budget and any known regulations which may affect the final outcome

Fee Proposal

Rob will send a follow up email with a fee proposal outlining: (1) Scope of Work, (2) Fees for service and (3) Required services not included in the fee proposal e. g. Consultants Fees

Contracts

If the fee proposal is acceptable, you will then be forwarded a contract of engagement for signatures so that design work may begin

Scoping

For new houses, Rob will ask that you write down your requirements and the result you hope to achieve, and to supply photos, examples of styles that appeal to you. Another meeting would then occur for further briefing and discussion before beginning the design. In addition to this, with alterations and additions to existing buildings, Rob will arrange to visit the site and take measurements and photos to produce a scaled floor plan.

Surveying

A registered surveyor will be engaged to take levels at the proposed site if necessary.

Initial Sketch Design

Rob will provide a sketch design based on your brief, the site conditions and council requirements which will form the basis for further development and refinement resulting in a completed design proposal and 3D view. At this stage there is the option to seek preliminary price estimates from builders.

Town Planning

Rob will arrange for a town planning consultant to submit application for planning approval if required.

Working Drawings

Following town planning approval, sketch plans will be upgraded to working drawings suitable for accurate pricing, building approval and construction.

Structural Requirements

Plans will then be sent to a structural engineer for design and detailing of concrete slabs and footings and other structural design as required

Energy Consultancy

Finished plans will be forwarded to an energy assessment consultant who will assess the design against key energy sustainability measures. This will ensure your design achieves energy efficiency, resulting in better environmental outcomes as well as cost savings from reduced energy and water use.

Certification

Finally, the plans will be lodged with a building certifier for approval. Once approval has been given, final designs and documentation can be provided to your builder for building work to commence.
